On first glance, damp-proofing and waterproofing sound like the same thing. However damp-proofing is meant to suppress moisture, but unlike water proofing, it doesn’t have to stop hydrostatic water pressure ( the pressure exerted by a liquid when it is at rest). The key difference between the two is the materials used. Damp-proofing is tar based, while Waterproofing uses a material that is mainly rubber. This means that the rubber material will stretch over time to fill in the cracks that appear in your foundation as your house settles. Damp-proofing only slows down moisture from getting in, it doesn’t stop it long term.

House builders often choose damp-proofing because waterproofing is more expensive. Once you buy your house, it is your problem if your basement leaks in time.

Signs to a damp basement?

  • Your basement feels damp.
  • Cardboard boxes placed on the floor get moist and moldy.
  • If you see moisture on the concrete when you lift a rubber backed carpet
  • If your basement smells musty.
  • If you see a white powder (efflorescence) this is a telltale sign of water seepage.

What is the answer?

Using a Concrete Sealer, EnergySmart Inc. can make your basement useable again. The sealer penetrates into the concrete up to 4″ and chemically reacts with the lime and alkalis, expanding into the smallest microscopic pores and hardens as a mineral. This seals your concrete floors and walls internally against water, water vapor and even radon gas to stop moisture and protect your concrete.

The seal is permanent too. It is a spray on application which contains no chemicals and is easy to do. If you have a new basement, it is the best time to apply a sealer to protect, waterproof and strengthen your concrete. However, if you want to waterproof an existing basement you must remove any old paint, sealer or tile adhesive that may be already applied to the walls or floors. You can even do a basement with your belongings still there, just do an area at a time, leaf it a few days to dry and then carry on to another area.

If you have a damp or wet basement problem already, you may have to fill any cracks with a crack repair kit, and then seal as usual.
